Acceptance and purpose
These Terms govern use of the public Beachcomber site and, where authorized, the private Beachcomber console. Beachcomber is an operating and research platform. It is not a public marketplace, broker, lender, escrow agent, title insurer, law firm, tax advisor, investment adviser, or custodian.
No offer, solicitation, or advice
Public content is general informational material. Nothing on this site is an offer to sell, solicitation of an offer to buy, recommendation, legal opinion, tax opinion, title conclusion, valuation, insurance advice, investment advice, or promise of return. You are responsible for obtaining qualified professional advice appropriate to your use case.
Private access
Private-console access is invitation or authorization based. You must keep credentials secure, use only accounts assigned to you, follow role restrictions, and immediately report suspected unauthorized access. Beachcomber may suspend or revoke access to protect the platform, data, operators, or compliance posture.
No automated execution
Beachcomber does not place bids, purchase certificates, send money, access county auction accounts, contact property owners, clear title, provide legal conclusions, or guarantee an outcome. Any real-world action remains the responsibility of the authorized human operator and applicable professionals.
Accuracy and source limitations
Beachcomber may organize information from public records, licensed sources, operator input, and third-party providers. Information can be incomplete, stale, conflicting, or incorrect. Users must verify material facts against controlling sources and applicable county, clerk, title, legal, and professional guidance before acting.
Acceptable use
You may not use Beachcomber to harass, profile vulnerability, evade laws, interfere with systems, upload malicious content, submit false information, seek owner-contact or collections workflows, or access information beyond your authorization. You may not scrape, reverse engineer, or resell the platform without written permission.
Intellectual property
Beachcomber, its product presentation, software, documentation, and original content are protected by applicable intellectual-property law. Third-party data, records, maps, and content remain subject to their own terms and licenses.
Limitation of liability
To the maximum extent permitted by law, Beachcomber is provided on an as-is and as-available basis without warranties of any kind. Beachcomber is not liable for decisions, losses, missed deadlines, title outcomes, tax-deed outcomes, valuation changes, data-provider errors, or other consequences arising from use or inability to use the platform.
Changes and governing law
These Terms may be updated as the platform evolves. Any production deployment should complete counsel review and identify the applicable legal entity, notice address, governing law, and dispute-resolution terms before public launch.
